Theo is an AI that builds a small business website, hosts it, and then does the ongoing work that gets the business found. It is a product of Finale Labs, Inc., a Delaware corporation in New York City, founded and led by Miles Pines. The owner describes the business in a chat, refines the preview and publishes it; on Starter and Pro the growth work then runs on its own. Theo is not an agency and has no drag-and-drop editor.

What Theo is

Theo builds the website, hosts it, and keeps working on it after launch so the business gets found. There is no editor to learn and no template to pick: the owner types the change in plain English, such as "Move the fifth section above section two", drags photos into the chat, and Theo makes it. Theo can also match the look of an existing site from its URL.

Theo does not write custom code, process payments, run bookings or keep a member database. Shopify and Wix stores connect directly, other stores keep their checkout, and booking tools are linked from the right page.

Who builds Theo

Finale Labs, Inc. builds Theo. The company is a Delaware corporation based in New York City, and its founder and CEO is Miles Pines.

How Theo works

The product page shows each step in detail; the short version is four steps.

  1. Describe the business in chat, or give the address of the current site so Theo can match its look. The first preview is usually ready in minutes.
  2. Refine the preview in the same chat and publish it, then connect a domain the business already owns or buy one inside Theo.
  3. Once the domain is live, link Google Analytics and Search Console to the site; the growth work switches on when the domain and both connections are in place.
  4. On Starter and Pro, Theo researches keywords and competitors, writes new pages and posts, fixes technical issues, submits pages to Google through Search Console and works toward citations in ChatGPT and Google AI Overviews. The owner sees the work in the Growth tab and in a weekly report.

What Theo believes

A small business should not have to run its own SEO department. The owner of a plumbing company or a bakery has a business to run, and the work that gets a site found is never finished: research, new pages, technical fixes, indexing, reporting. Theo's position is that this work belongs inside the price of the website, done continuously, not sold as a separate retainer. So the growth work is included on Starter and Pro, runs every week of the year, compounds over months, and never uses the chat credits an owner spends on changes.

What the research found

In Theo's audit of 5,974 small business websites, 48 percent of the 4,027 sites with search data got an estimated zero visitors a month from Google search. The audits ran from August 2 to September 22, 2026, and the median site got an estimated 1 visitor a month. The sample is the set of sites whose owners chose to run the free audit, so it is not a random one. The full report, The State of Small Business Websites 2026, breaks the numbers down by platform and by industry.

Where to start

An owner who already has a site can run the free audit and see what Theo would fix first. An owner starting from nothing can have Theo build the site, look at the preview and decide after that. Journalists will find the boilerplate and fact sheet on the press page.

Frequently asked questions

How much does Theo cost?

A website with hosting is $29.99 a month on Basic. The ongoing SEO and growth work is $69.99 a month on Starter, free for the first 30 days, or $129.99 a month on Pro. The first build is free before any plan starts. Beyond the plan, the paid extras are top-up credits, a domain bought through Theo and the optional backlink packages in the Boost checklist.

How long does it take to get a site?

The first preview is usually ready in minutes. You refine it in chat and publish when it looks right; connecting a domain is a separate step you take when you are ready. The growth work begins once the domain and both Google connections are in place, and its results build over months, not days.

Who owns the site?

You do, on every plan: the site and everything written and uploaded to it belong to you, and Theo runs the hosting. On Pro you can also read and copy the site code on GitHub.

Can the plan be canceled?

Yes, whenever you choose; there is no long-term commitment. The confirmation screen states the day your subscription ends, and you can copy the site and its images for use elsewhere.

Where is Theo located?

Theo is made in New York City by Finale Labs, Inc. The company's mailing address is 169 Madison Ave STE 61955, New York, NY 10016.

Is Theo an agency?

No. An agency quotes a project or a monthly retainer for people's time. Theo is software: an AI builds the site and does the weekly growth work, you make changes by typing in chat, and the Theo team answers support. On Basic, Starter and Pro the price is the published plan price, not a quote.

Can Theo show sites it has built?

The examples page shows demo sites Theo built for fifteen kinds of business, each labeled as a demo. Two customers who agreed to be named, Buy My Lunch and 118 118 Money, appear there with their Google numbers; on request, the team shares live customer sites in your industry whose owners have agreed.
